THREE SOLUTIONS TO SHAPE YOUR PROJECT
Leasing
Leasing allows the property to renovate or furnish spaces without immediately bearing the full value of the supply.
The hotelier can organize the investment through an initial down payment, generally between 20% and 40%, monthly or quarterly installments, and a final amount stipulated in the contract.
In this way, the property can preserve a significant portion of corporate liquidity and keep it available for management, staff, marketing, or other investments.
Advantages for the property
- Lower initial outlay: the property does not immediately tie up the entire capital required for the furnishings.
- Programmable payments: the cost can be distributed through monthly or quarterly fees.
- VAT distributed over time: VAT is applied to the installments according to their invoicing, avoiding the payment of tax on the entire purchase in a single solution.
- Tax deductibility: for capital goods, installments may be deductible according to applicable tax regulations and, under certain conditions, over a shorter period compared to the depreciation of a direct purchase.
- Final ownership: at the end of the contract, the property can definitively acquire the furnishings according to the agreed buyout conditions.
A solution particularly suitable for properties wishing to make a major investment while keeping corporate liquidity under control.
Operating Lease
An operating lease allows the property to use the furnishings immediately without bearing the initial purchase cost, distributing the cost through a periodic fee defined in advance.
The hotelier pays small, pre-established periodic installments, according to a customizable contract duration.
At the end of the contract, there is the possibility to definitively acquire the furnishings through a buyout value generally between 3% and 5% of the total value of the supply, according to the agreed conditions.
Advantages for the property
- No down payment: the supply can be initiated without incurring a major initial outlay.
- No recourse to credit: the investment does not require the use of traditional corporate credit lines.
- Low periodic installment: the cost is distributed through defined and sustainable fees over time.
- No depreciation: the furnishings are used through the lease agreement without being managed as a direct purchase to be depreciated.
- 100% tax deductibility: installments can be fully deductible according to the conditions and applicable tax legislation.
- Certain and pre-established costs over time: the amount and frequency of installments are defined from the start of the contract.
- No capital immobilization: financial resources remain available for management and other investments.
- No impact on corporate liquidity: the investment is distributed over time without concentrating the entire outlay in the initial phase.
- Customizable duration from 24 to 60 months: the plan can be structured based on the economic and operational needs of the property.
- No reporting to CRIF or the Bank of Italy’s Central Credit Register: according to the characteristics and conditions of the adopted financial formula.
- Low final buyout: at the end of the contract, the furnishings can be definitively acquired with a value generally between 3% and 5% of the supply.
- Higher room rates: the renovation of the spaces can contribute to increasing the perceived value of the property and the rooms.
The operating lease therefore represents a solution particularly suited to properties wishing to renovate their spaces while preserving liquidity and financial capacity, maintaining certain and programmable costs and the possibility of acquiring the furnishings at the end of the contract.
Bartering
Bartering allows the hotel property to allocate part of the supply value to an agreement based on the availability of stays, thereby reducing the immediate use of liquidity.
The agreed quota is converted into rooms that the barter company, with which Stylarte collaborates, can market through its own channels. In this way, rooms that would risk remaining unsold can be transformed into useful value to finance the renovation of the property.
The remaining part of the supply is instead paid to Stylarte according to the agreed payment methods.
A concrete example
If a hotelier chooses to allocate €100,000 of the supply to barter and the agreed value of a room is €100 per night, the amount is converted into the equivalent of 1,000 overnight stays.
In this way, instead of using €100,000 of new liquidity, the property can contribute to the payment of the furnishings through agreed hotel availability.
Advantages for the property
- No down payment on the portion subject to barter.
- No recourse to credit for the part of the supply offset through barter.
- No capital immobilization, preserving financial resources to be allocated to management and other investments.
- No direct impact on corporate liquidity for the portion managed via barter.
- 100% tax deductibility, according to the stipulated conditions and applicable tax legislation.
- Valorization of unsold rooms, transforming potentially unused availability into a concrete resource.
- Possibility of generating ancillary revenue through catering, bars, spas, and other services used by guests acquired through the circuit.
- Flexibility in defining the barter quota, based on the needs and the accommodation capacity of the property.
The fundamental advantage is simple: a room that would risk remaining empty can concretely contribute to financing the renovation of the property.
